We excel in educating people about the process of buying a home. We guide them, with the help of several mortgage company partners we work with, through deciding how much home they can afford, figuring the down payment needed and identifying if they qualify for any special buyers’ programs (THDA, zero down loans, grants). We explain the pricing process so our clients will be prepared to make a reasonable and competitive offer but not overpay for a home. We encourage and explain a home inspection, what the inspector is looking for, what is important and must be repaired or replaced and what is for information purposes only. We also help our buyers learn about warranty policies that may eliminate big repair bills. We want our buyers to feel comfortable in the process as well as make the best deal they can!
Sellers
Again, we Educate! Buying or selling, first time or fifth time, we explain to you the present market conditions. What is the inventory like? Is it a buyers’ or sellers’ market? How does your home compare to what has sold as well as what’s on the market now? What improvements will bring you the most return or Bang for your Buck? Do you know how much equity you have in your home? How much will it cost you to sell? Do you need to stage your home? What stays with your home and what can you take? Do you need an inspection or appraisal before you list your home? These are just a few of the questions we answer every day. Investors
We have the expertise to find and sell properties for investors whether single family, duplex or multi-family apartments. We presently work with local investors as well as investors all over the country who buy and sell in Memphis. So if you want to get started investing or want to liquidate your holdings, we can help.
We also have the contacts to renovate, rent and manage properties for investors who want real estate in their portfolios but do not wish to be “hands on”.
REO/Asset Management Companies
We work with companies from all over the country that have assets or bank owned properties in the Memphis area. We do broker price opinions (BPO) for these companies, giving them the information they need to price their properties for quick sale. Sometimes it involves securing the properties, winterizing them, marketing their condition “as is” or overseeing and managing the renovation of the properties before they are listed.
